What will it cost to build my Garden Suite? It’s a question we’re asked frequently that comes with a complicated answer. There are many factors that impact the cost of a Garden Suite. Before we get into numbers, let’s look at the main factors to consider:

For a reasonable increase in cost, an upgraded building envelope provides additional comfort.

Demolition – Will we have to demolish and remove an existing structure to build?

Site Conditions – Is there an existing staging area, is the ground flat or sloped, what existing structures do we have to build around, are there trees or power lines in the way?, etc.

Design – Size & complexity.

Foundation System –Are we working with a basement, crawlspace or pilings?

In order to interface with modern infrastructure, a water and sewer line upgrade is often required.

Location – Is the garden suite being built in an urban, rural or remote area? Each one will have different permits and bylaws to consider.

Program – What are the must-haves and need-to-haves that should be included in your garden suite?

Specifications – What will be the level of interior and exterior finishes?

Age & Location of Existing Infrastructure – Is there existing gas, water & sewer or electricity?

Small adjustments to interior and exterior finishes can have a big impact on cost.

Now that you’ve considered some of the bigger factors that can affect prices, let’s explore cost projections to help plan your Garden Suite project. These numbers factor in all costs associated with a project but do not include landscaping costs such as driveways, sidewalks, retaining walls, or any outdoor additions.

It’s important to keep in mind that a garden suite is a small, detailed little structure, so you can throw the rumours you’ve heard about Cost Per Square Foot out the window. The smaller you build, the $/Square Foot actually trends upwards because similar “sunk” costs are found in larger structures. That being said, you already have a head start by not having to buy more land!

Design complexity has a major impact on cost of construction.

A 600 Square Foot, 20’x30′ one bedroom, one bathroom, single story suite, without a garage, starts in the $170,000 – $190,000 range, depending on the foundation system and specifications.

A 538 Square Foot one bedroom, one bathroom, two-story suite, placed above a 22’x24’ double garage starts in the $200,000 – $220,000 range.

A two-story, one bedroom and bathroom up, one bedroom and bathroom at grade, with attached double garage, starts in the $230,000 – $250,000 range.

  • Balcony: + $7,500 – $15,000
  • Elevator: + $20,000 – $25,000
